Closing requires you to be thorough, detail-oriented, and dedicated to your client to ensure their success. Getting to Your Closing

Helping clients to the closing table is a huge job function of the role of the real estate agent. Use time before closing to ensure that there is no unfinished business to attend to, such as contract signing, property repairs or maintenance, or obtaining of insurance. Before you schedule your close, all of these items should be taken care of to ensure a smooth closing meeting and a happy buyer, seller, and real estate agent.

Keeping Track of the Financing

If you are the real estate agent of the buyer, you should ensure that the buyer’s mortgage lender has the financing documents in place and ready for your closing meeting. Everything should be finalized at this point including the insurance rate for the loan, the final mortgage, and the monthly payment amounts. If your buyer is not purchasing through a mortgage, they must have the funds ready and available before closing.

Documents to Bring

As a new real estate agent, it is important to keep a checklist of all documents needed for your closing. While the necessary documents may vary case to case, it is a good practice to bring the following documents to your closing meeting:

  • An original signed contract including any and all exhibits and addendums
  • Any Home Warranty information, if applicable
  • Copies of any invoices for any repairs, if applicable
  • The Original Termite Letter
  • Financial information for the buyer and the seller
  • Copies of any relevant Wills, Trusts, Powers of Attorney or Corporate Documents related to the parties

The Closing Meeting

There are a few things to expect at any closing meeting. Both the buyer and the seller should bring valid identification in order to sign the closing papers. This will also be the point at which the seller should bring all keys, garage openers, or other home controls with them to transfer to the buyer. Additionally, real estate agents should typically confirm the seller has disconnected all utilities and that they have been set up for the buyer.

Once the documents are signed and everything is transferred, it will be time to celebrate your first closing as a new real estate agent!
